Sunrooms & Lanai Enclosures in Stuart and Port St. Lucie

Sunrooms, enclosed lanais, screened porches, decks and covered patios that let you enjoy Florida weather without fighting the heat, bugs or afternoon storms.

Outdoor living, built for the Treasure Coast

Sun, salt air, summer storms and hurricane season all shape how an outdoor room should be built here. HBS Custom Renovation designs sunrooms and outdoor living spaces for the way Treasure Coast families actually use them: morning coffee out of the sun, a dry place to entertain during an afternoon storm, or a deck by the pool that will not rot or splinter.

Sunrooms and outdoor spaces we build

  • Sunrooms and Florida rooms with large windows that connect the house to the yard. A fully finished room built as part of the house is covered on our room additions page.
  • Enclosed lanais and patio enclosures that turn an existing slab and roof into usable space.
  • Screened porches, lanais and pool enclosures, including updated screens and finished ceilings.
  • Decks and elevated decks in composite or pressure-treated lumber, with stairs and railings.
  • Covered patios, pergolas and porch upgrades, from new railings and columns to stained wood ceilings.

Choosing the right type of sunroom

Florida's building code groups sunrooms into categories, from screened rooms to fully enclosed, insulated and air-conditioned rooms. The category decides the wind rating, glazing and insulation the room needs, and whether it can be treated as living space. We start by asking how you will use the room: a screened or vinyl-window room costs less and suits mild months, while a glass sunroom with air conditioning works all year. Windows and doors on the Treasure Coast generally need impact-rated glass or approved protection, and pre-engineered sunroom and enclosure systems carry Florida product approval.

Permits and HOA approval

Sunrooms, enclosures, screen rooms and most decks need a building permit with engineering for wind loads, from Martin County, St. Lucie County, the City of Stuart or the City of Port St. Lucie depending on your address. Many communities also require architectural review before you build. Permits are pulled by the appropriately licensed contractor for each trade, and HBS coordinates those trades as part of your project. Who holds each permit is written into your scope before work starts.

What affects the price

Size, the sunroom category, whether there is an existing slab and roof to build on, glass type, electrical and air conditioning, and finishes such as tile or a wood ceiling drive cost more than anything else. You get a clear written price before work starts.

Questions homeowners ask

Can you enclose my existing lanai?

Often, yes. If the slab and roof structure are sound and the enclosure can be engineered for wind loads, enclosing an existing lanai is one of the most cost-effective ways to add usable space. We check the structure during the consultation.

Do I need a permit for a screen room or deck?

In most cases, yes. Screen rooms, enclosures, sunrooms and most decks need a permit and wind-load engineering on the Treasure Coast. We confirm the requirements for your address before the project is priced.

Composite or wood for a Florida deck?

Composite decking costs more up front but resists rot, insects and splinters and needs less upkeep in sun and humidity. Pressure-treated wood costs less and can be stained, but needs regular maintenance. We show you both during design.

Can a sunroom be air-conditioned?

Yes, when it is built as a fully enclosed, insulated sunroom. Screened and vinyl-window rooms are not meant to be air-conditioned. We plan the room category around how you want to use it.
